💯 Hints and tips: Social media and property

Unless you have been under a rock for a very long time, you will know about the main social media platforms out there. This has been a way for people to connect, share their thoughts or what’s going on in their lives, but are agents utilising its potential?

Today we’d like to give you some hints as to how these platforms can be used to generate interest in property, or attract potential new clients. We will not differentiate between the various platforms, however some are more applicable to certain platforms over others, for instance Instagram will be more visual, and LinkedIn leans towards factual and informative.

😀 Personal – personal branding is so important in social media, don’t just be a corporate voice, make your posts your own! This will be a lot more engaging to those seeing them. If using a company account, try spotlights and the team creating content from them.

🏡 Variety - don’t just share your available properties. Add content about the industry, share news or your views! Comment on other’s posts to start positive discussions, like and share things which interest you adding your own thoughts on the matter.

🗞 Ads – you can purchase ads for platforms which will increase your reach and visibility in the marketplace. You can get very specific on platforms such as Facebook as to who you’re targeting and make relevant material for them.

🐩 Dogs! - Dogs are the internet’s favourite animal. Got an office dog, or staff have pets? Why not try including them in posts, or even the pet being the one to ‘create’ the content.

🌍 Local – consider joining local property groups and sharing information. You can also target your local area for ads to avoid unnecessarily overreaching.

👍 Reviews – sharing good reviews and testimonials will show the positive side of your services, even if only encouraging the team go get more!

👎 Negative interactions – customers are now turning to social media to express their opinions on your services. It’s very important to engage and professionally handle the negatives too! Don’t enter into a discussion in the comments, but show you care by offering ways to discuss further to address the issues.

📲 Tech – there are various tools to help you manage posts over various platforms. Create content in advance and post as specific times to avoid conflict and bulk posting.

🤝 Connections – it’s important to make and engage with connections. The more you have, the wider your scope will be, and the more you have to discuss and share views.
